02Preparation

Send these five things
and we can be useful immediately.

None of it has to be complete. Send what exists, and within a week you will have our reading of it: what is missing, what it changes, and what it would cost to find out.

  • Floor plansDWG if you have them, PDF if you do not. Base build or as-built, both are useful.
  • Headcount by teamToday, and your best guess at three years. The growth assumption matters more than the current number.
  • Lease positionExpiry, break options, reinstatement obligations. These set the programme before anything else does.
  • Any utilisation dataBadge counts, room booking exports, desk sensors, or nothing at all. If there is nothing, we measure.
  • The date that cannot moveA lease expiry, a merger, a board commitment. Every programme is written backwards from it.
